The 7 Things I Recommend Every Seller Do Before Listing Their Home

The 7 Things I Recommend Every Seller Do Before Listing Their Home

Selling a home isn’t just about putting a sign in the yard. Especially in today’s market, the homes that sell fastest and for the strongest prices are the ones that are prepared thoughtfully and strategically before they ever hit the MLS.

After years of listing homes throughout Ashland and the surrounding Kentucky areas, here are the seven things I recommend every seller do before listing their home.

1. Declutter With a Buyer’s Eye in Mind

Decluttering isn’t about making your home look empty. It’s about making it feel spacious, functional, and easy to understand.

From a staging perspective, excess furniture, decor, and personal items can make rooms feel smaller, distract buyers from the home itself, and prevent buyers from visualizing how they would live in the space.

Strategic decluttering helps buyers focus on square footage, flow, and features instead of personal belongings.

2. Make Light Cosmetic Updates That Actually Pay Off

Not every home needs a full renovation before selling. In fact, many updates don’t provide the returns sellers expect.

What typically makes sense includes fresh neutral paint, updated light fixtures, modern cabinet hardware, and simple landscaping cleanup. These small improvements create a polished first impression without over-investing before listing.

And sometimes I suggest leaving the home as-is. It really comes down to the home’s current condition and how we can best meet your goals within your desired timeline.

If you need to know what updates I'd recommend AND not recommend, I'm happy to take a look, and we can chat through options and the payoff of it together!

3. Address Obvious Maintenance Issues Early

Buyers notice the little things and often assume that bigger items weren’t maintained either.

Before listing, it’s worth taking care of leaky faucets, loose door handles, burned-out bulbs, and minor drywall or trim repairs. Handling these items ahead of time reduces red flags during showings and helps prevent inspection-related negotiations later.

4. Let Staging Guide the Setup

Staging plays a major role in how buyers experience a home, and this is one area where I help sellers every step of the way.

Staging isn’t about making your home look like someone else’s. It’s about highlighting what buyers care about most. Furniture placement, flow between rooms, focal points, and how each space functions all matter. Even occupied homes benefit from a staging approach, and yes, of course, I can help with that.

"Go With Goble" Sellers have the option for COMPLIMENTARY STAGING for occupied or vacant homes. If this is of interest, let's chat more to discuss options for your home.

5. Deep Clean Like a Buyer Is Walking Through Tomorrow

Clean homes don’t just show better. They feel better.

Before listing, focus on baseboards and trim, windows, kitchens and bathrooms, pet odors, and high-traffic areas. A truly clean home signals care, pride of ownership, and move-in readiness to buyers.

6. Make Sure Your Home Is Professionally Photographed

Online presentation matters more than ever. The majority of buyers see your home online before they ever step inside.

Professional real estate photography captures accurate room size, lighting, and flow in a way phone photos simply can’t.

If you "Go With Goble", all of my listings are professionally photographed, either by a trusted local photographer, so your home is shown in its best possible light from the very first impression.

7. Prepare Strategically, Not Emotionally

One of the biggest mistakes sellers make is listing based on emotion instead of current market data.

Preparing strategically means pricing based on local conditions, understanding buyer expectations in the Ashland and surrounding Kentucky market, and positioning the home correctly from day one. Homes that are priced and prepared properly tend to sell faster and with fewer complications.

To sum it all up

Preparing a home for the market doesn’t have to be overwhelming, but it does need to be intentional.

When sellers focus on the right details before listing, decluttering, light updates, staging, professional photography, and thoughtful preparation, the results speak for themselves.

If you’d like help getting your home ready to sell or want a personalized plan for your property, I’m always happy to help.

Whether you’re ready to list now or just starting to think about selling, I can help you understand your options and what preparation, if any, makes sense for your home. A quick conversation can often save time, stress, and money.
